One of the oldest holiday parks in the Far North has been placed on the market for sale.
The well-presented freehold business, which has a long history as part of the Hokianga community, is located at 42 Manning Street on top of a ridge overlooking the Hokianga Harbour. It is within walking distance of the Rawene Township and is on the Twin Coast Discover Highway.
Rawene Holiday Park features nine cabins, tent and powered sites, a two-bedroom owner’s accommodation, laundry facilities, communal kitchens and a swimming pool.
The 1.66 hectares of land, buildings and business are being marketed for sale through a tender process with Bayleys Kerikeri. It has a Capital Valuation of $690,000.
Bayleys Kerikeri salesperson Cynthia Hedger said the Rawene Holiday Park presented an exciting business opportunity for a new owner to take over a highly regarded accommodation business operation in a sought-after destination as the industry heads into the summer months.
“This is a long-established, popular holiday park located on an interesting and beautiful site. One of its features is a memorial to the former owner and Rawene's historian, Jean Irvine. It has been operating since the early sixties and has become part of the community.
“This is an ideal opportunity for a new owner to move straight in and take over an established business which already has a recognised leisure clientele.
“The park combines the sought-after features of a stunning location, well-maintained buildings, and park-like grounds,” she said.
It has gained an excellent reputation within the community and from visitors, with positive reviews from guests on website aatravel.co.nz.
Ms Hedger said the park’s geographic location in a popular holiday destination enhanced the business’ occupancy levels, with further potential to develop the site and grow the existing revenue stream. The existing business occupies only 50 percent of the land, with the remainder a fenced paddock. The property is zoned coastal residential and could be subdivided.
Within the park are nine cabins of varying size and facilities, 10 powered sites for caravans or motorhomes, three powered tent sites and 13 unpowered tent sites. Rates for the cabins range from $40 per night for two people for a bunkroom through to $95 for a family cabin. Powered and unpowered sites cost $32 a night for two people.
Guests can enjoy fully equipped communal kitchens, wireless internet access, two communal bathrooms with unmetered hot showers, laundry facilities, a fully fenced swimming pool, a small shop, and barbecue facilities. Bookings for the park can be made through the online booking system.
Accommodation chattels including beds, linen, tables, chairs, kitchen appliances, barbecue facilities and swimming pool cleaning items are included within the sale.
The owner’s accommodation and an office are also located in a two-storey dwelling on the property. The reception and park shop are housed on the ground floor of the building. Upstairs is the accommodation, featuring two bedrooms, a bathroom, kitchen, open plan dining area and a laundry, with stunning harbour views, said Ms Hedger.
The park is currently run full time by the two owners. Rawene Holiday Park is a freehold going concern business, which is on the market for sale by tender, closing on November 27.
