Beachlands plan changes open for consultation
A proposal that would see the majority of sections in a new Beachlands residential area required to be at least 800sqm
is now open for public consultation.
The minimum section sizes are included in Manukau City Council’s district plan change for low density residential
development on 122 hectares of land south of the existing Beachlands village. It would allow 750 new homes to be built
The plan change has now been notified and is open for consultation. Progressive Enterprises’ private plan change for a
new Countdown supermarket with some specialty retail on the corner of Whitford-Maraetai and Beachlands roads has also
been notified.
The new residential zone would be subject to strict controls and allow a minimum section size of 800sqm, with 750sqm and
700sqm minimum sizes in two limited areas. The current minimum section size in Beachlands is 700sqm.
Following public feedback earlier this year the council has removed options for a medium density residential area and
2000sqm sites next to Whitford-Maraetai Rd.
Business zoning has also been removed following Progressive Enterprises’ decision to do their own plan change for a
business centre. If the Progressive Enterprises plan change does not go ahead the land would be zoned residential.
One of the main aims of the plan change is to make sure that any future development is consistent with the original
Beachlands Village character.
To allow for an increase in traffic, funding has been provided in the council’s long term plan and land designated to
make Whitford-Maraetai Rd four lanes when necessary.
The plan change will require new houses to have two 25,000 litre water tanks and water conservation devices. It also
requires connections to the Beachlands-Maraetai Wastewater Treatment Plant, which is designed to allow for 10,000
people. It is also able to be upgraded to accommodate a population of 15,000.
The council’s plan change follows a series of informal consultation periods, research, investigation and analysis of
different options.

the Pine Harbour Marina plan change will be held on Saturday 12 June from 11am to 1pm at Beachlands Hall on Wakelin Rd.
