Consultation on Huapai Development Closes Soon
Rodney residents have until 23 April to make submissions on a proposal which would allow for the staged developed of up to 1,100 new residential sections in Huapai North.
The changes are included in a Variation to the Rodney District Plan which is currently out for consultation.
The Plan Change would enable the largest rezoning of greenfield land within Rodney since the Silverdale North residential and business rezoning was notified in 2005.
After Silverdale, Kumeu - Huapai is the largest business centre in Rodney. The town’s location, in the heart of the Kumeu wine country and less than half an hour from central Auckland make it highly desirable as a place to live.
Kumeu – Huapai has been identified as a significant growth node in the Auckland Regional Growth Strategy since 1999. The proposed changes to the District Plan will accommodate much of the population growth expected in Western Rodney.
The changes propose that approximately 90 hectares of ‘future urban’ zoned land be rezoned to residential land in Huapai North. The Variation would also provide for a small area of local shops.
The variation would allow for a variety of section sizes to be developed, with larger sections with a rural character on the outskirts of the town, medium intensity development in the centre of the new zone and some smaller section sizes of between 450 – 600m2 adjacent to Huapai Reserve and Huapai village. New roads and reserve areas are included in the Plan.
Esplanade reserves running alongside the Kumeu River will be developed over the longer term as development inside the new zone occurs.
The Plan Change also considers the potential for flooding in the area, and restricts development in low lying areas at risk of flooding.
Consultation on the Huapai North Residential Plan Change closes on 23 April. Anyone may make a submission on the Plan Change. For more information visit www.rodney.govt.nz and select the ‘Kumeu Huapai’ link.
Following consultation last year, a further Plan Change which will propose that part of Huapai South be rezoned for business park and countryside living (town) activities is also currently being prepared. This change has not yet been released for public consultation, but is expected to be available for submissions in mid 2010.
