Greenlane Church Site Set For Residential Conversion

An Auckland church property which welcomed generations of parishioners has been put on the market ripe with possibilities for repurposing or redevelopment for residential use.
Positioned at a prominent corner on Campbell Road, St Oswald’s Anglican Church was a gathering point for worshippers in the heart of residential Greenlane since the original church building was constructed in the 1950s.
The church was designed by renowned Canadian-born New Zealand architect Richard Toy, whose celebrated work can be seen in churches across Auckland including the Holy Trinity Cathedral in Parnell.
Now surplus to the requirements of the Anglican Church, the more than 1,600-square metre freehold site with separate church and hall buildings is being offered to new owners with vacant possession.
The St Oswald’s site’s location on a main arterial route with excellent access to motorways, public transport and leading schools, along with zoning for intensified housing, will be seen as major blessings supporting future residential projects.
The property at 193-195 Campbell Road, Greenlane, Auckland, is being marketed for sale by Mike Adams and Jean-Paul Smit of Bayleys Auckland Central.
Sale is by way of a tender closing on Thursday 24 August unless the property is sold prior.
Adams said the church and hall buildings were located to the rear of the approximately 1,616-square metre site, allowing for parking at the front.
“On the western part of the site sits the main church building. It was purpose-built around the late 1950s, predominantly of concrete. It has a corrugated-iron roof with internal exposed timber beams.
“The smaller church hall building sits at the rear of the site. This features wooden weatherboard outer walls, timber flooring and a corrugated-iron roof. It incorporates kitchen and toilet amenities,” said Adams.
Smit said the Campbell Road site’s residential possibilities were underpinned by its Residential – Mixed Housing Suburban zoning under the Auckland Unitary Plan.
“A prevalent zoning in established residential suburbs, this enables intensified development with two-storey detached and attached housing in a variety of types and sizes.
“The standalone freehold title and rectangular, mostly level nature of the Campbell
Road site will support a new owner in maximising its future use and redevelopment.
“Its position on a highly visible corner with dual road access and some 27 metres of frontage to arterial Campbell Road and 49 metres to St Oswalds Road adds further to its advantages,” said Smit.
The site for sale lies a couple of doors north of Ryman Healthcare’s Logan Campbell Retirement Village, which offers independent and assisted-living apartments along with rest home and medical facilities.
Minutes from the Southern Motorway and served by several nearby bus services, the property sits at a convenient location with excellent access to the CBD.
“The Campbell Road site sits approximately 1.5 kilometres from Greenlane train station and is close to key amenities such as Greenlane and Ascot hospitals, Auckland Showgrounds and the Greenlane retail precinct, including a Countdown supermarket. The green expanses of Cornwall Park are just a few minutes’ walk away.
“This location is also well connected to other central Auckland suburbs such as Remuera, Newmarket, Mt Eden and Epsom, which are home to some of Auckland’s top schools,” Smit said.
