Four waterfront properties in the lifestyle block enclave of Pahoia in the Bay of Plenty have been placed on the market
for sale simultaneously through Bayleys Real Estate.
Bayleys’ Bay of Plenty country sales manager Matt Clutterbuck said the four properties all represented outstanding
opportunities, and his team had worked hard to secure the listings.
Two of the properties are being marketed for sale by auction on different dates, while the third was being marketed for
sale through a tender process, and the fourth was for sale by negotiation.
“Pahoia is a popular location for its proximity to urban amenities, good schooling and the local villages you can reach
without going into the central city,” Mr Clutterbuck said.
“The peninsula includes some of the Bay of Plenty’s most stunning waterfront properties and retains a relaxed rural
atmosphere with a friendly community.
“Two of these properties are what can simply be described as ‘blank canvas’ opportunities – leaving any new owners to
build their individual dream homes, while the other two are ‘turn key’ dwellings which can be occupied virtually
immediately,” Mr Clutterbuck said.
The first property, at 23A Pahoia Beach Road, is a 6,332-square metre bare site, which salesperson Karen Payton
described as: “A perfectly prepared tract of land.”
“All the groundwork has been done to create the necessary elevation and contouring to provide any new owner with a wide
flat stable green canvas with a building site ready for the home they desire. There is space galore to landscape grounds
which enhance any home and lifestyle, and perhaps maintain a little grazing,” Ms Payton said.
The second property, at 275B Pahoia Road has been owned by members of the same family for nearly 100 years, and offered
a unique lifestyle opportunity with approximately 130 metres of beach via riparian rights.
Salesperson Phil Mangos said: “The 2.18 hectares of land consisted of a ‘Kiwiana’-style two-bedroom 66-square metre bach
with a sleepout. Resource consent has already granted for a two-lot subdivision inviting an architectural statement
worthy of this spectacular site.
“This is the first time Bayleys in the Bay of Plenty has promoted a property to the international market utilising and
leveraging off the agency’s connections with Knight Frank. We are also targeting buyers in the Auckland market via a
digital campaign and have contacted all residential/country agents through the New Zealand Bayleys network to get
further reach.”
Listing three, at 340E Pahoia Road is a 1.7-hectare section with a newly-built substantial five-bay aluminium ‘boys
toys’ barn used for storing the current owner’s various family aquatic recreational paraphernalia.
Salesperson Brent Trueman said: “Everything here has been prepared to enable the new owner to simply ‘plug’ a new home
into all the services that are on site.”
“There is great fishing just off to one side of this property. The previous owner relished the waterfront access for
canoeing and jet-skiing, and the sandy beach was used to race land yachts,” Mr Trueman said.
Rounding out the quartet of Pahoia sites is 34 Pahoia Beach Road which has a 304-square metre beautifully maintained
four-bedroom/two-bathroom home, and a separate two-bedroom self-contained minor dwelling, sitting on an elevated
park-like 5,298-square metre site overlooking the water.
Salesperson Brent Trueman said the property was a serene, sun-drenched waterfront setting. New owners will enjoy the
vista from the patio, living areas and master suite of the generous family home. Entertaining here is truly fabulous.
Mr Clutterbuck said “Properties here are sought-after for the exclusivity of the enclave and for the stunning views
afforded.”
