Long-time Albany family sell up real estate holdings

In 1977 when Cecilia McNicholl and her young family moved into Gills Road in Albany Heights it was a gravel road peppered with just a few houses, farms and 10-acre blocks. Now 42 years on, the family is selling three properties which were all part of their original 10-acre block.
209, 215 and 219 Gills Road, each on their own titles, can be sold together or separately. They are being marketed by Ivan Rakich of Albany’s Century 21 Darrak Realty.
“The family subdivided some of the land off several years ago. Regardless, this remains a very significant piece of semi-rural real estate which we rarely see come onto the market in Albany,” says Mr Rakich.
The first property he listed was the original family home at 219 Gills Road which is described as a mini-lifestyle block with approximately 6,252sqm of land. The substantial brick home has five bedrooms, three bathrooms, plenty of space, rimu floors, and a huge open fire place.
At approximately 320sqms in size, the sunny 1960s home sits well back off the road with Rangitoto and city views complete with plenty of privacy. It also comes with a lovely pool and spa area, and bountiful gardens with an orchard including plum and olive trees.
“There’s also the opportunity to earn three incomes off 219 Gills Road as you can easily rent out the downstairs of the main house which is fully self-contained with two bedrooms. There are also two little chalets or cottages on the property ideal for couples.
“These accommodation options are certainly worth investigating and add a huge amount to the property’s appeal, as does the outside studio with views of the Hauraki Gulf and other out-buildings ideal for storage,” he says.

Ivan Rakich says the property comes with an additional opportunity for the purchaser or their extended family to secure an adjoining 4,000sqm of land with sweeping views of Albany. 215 Gills Road is priced at $1,595,000 and is being marketed as a ‘once in a lifetime chance to acquire a premium location piece of land’.
“If you didn’t want to build your dream home on this straight away, it certainly presents a wonderful land banking opportunity. Given Albany’s relentless growth, this land could be potentially sub-dividable in the near future. To secure approximately one acre in Albany in such a desirable location with great views for this money is an exciting opportunity,” he says.

Then there’s 209 Gills Road. This much admired, Italian-inspired landmark home also offers a touch of Provence and a hint of Spain. Described as the ‘height of luxury’, the stunning solid masonry 362sqm designer home sits on 4,000sqm of land complete with four bedrooms, three bathrooms, high-quality finishings throughout, and is neatly positioned for views.
Built by Mrs McNicholl’s daughter and son-in-law in 2005, the Mediterranean-inspired two-storey home and meticulously maintained landscaped garden are ideal for a family who appreciate the finer things in life and love entertaining.

All three properties on Gills Road exude country-living while retaining all the city conveniences. Albany village is in walking distance, while nearby are Westfield Albany Shopping Centre, cinemas, restaurants, Albany Park & Ride, QBE Stadium, easy motorway access and the beach. Albany also has Massey University and highly regarded public and private schools.
“Today Albany is well and truly the business and retail epicentre of the North Shore. These properties represent one of the last opportunities to secure semi-rural tranquillity so close to all the action,” says Mr Rakich.
National Manager of Century 21 New Zealand, Ryan Mitchell, says Century 21 Darrak Realty in Albany has been a star performer since it opened in Albany village at 231 Dairy Flat Highway in 2015. The office and its owner Ivan Rakich have since won many real estate awards and accolades.
“Ivan and his team are absolutely committed to the Albany community, supporting local rugby and the local primary schools. They’re also focused on delivering great service and achieving excellent results. Hence when outstanding properties like these on Gills Road come up, it’s Century 21 Darrak Realty that’s entrusted to sell them,” says Mr Mitchell.
