Historic substation looking for tenants to bring new light to the building

A former Christchurch City electrical substation is looking for tenants to help revive the unique character building.

Located in the heart of Sydenham, the approximately 400 square-metre brick and stone property, is one of the more unusual leasing opportunities to come to the market.

With all its original stunning historical features, the 1920s Milton Street substation has high stud expansive ceilings and a mezzanine floor.

Colliers International Leasing Broker Annabelle Bramwell says the substation would lend itself perfectly to a creative business or even a boutique brewery, roastery or something similar in the manufacturing industry.

“This is one of the most unique properties that I’ve seen become available for lease. It’s such a distinctive building.

“It provides potential retail, office and warehouse space and it’s located just two kilometres from the central city and connects onto main arterial routes. With structural repairs soon to begin this character space provides a blank canvas for someone to create a real point of difference.”

The building was completed in the late 1920s and served as an electrical substation until it was bought directly from power company Orion in 1992. In the years since, it has been used as a furniture workshop and retail store.

Current owner Clark Mauger bought the building in January this year after he decided it was something special.

"I have been looking to get into commercial property for a while, but wanted something I was passionate about. I saw Milton Street online and knew, this is the one."

Mauger has been preparing the building for market and is now ready to design strengthening to suit the new tenant’s requirements.

“Our aim is to bring the building up to current earthquake safety standards, but to also ensure any extra changes made are done with the tenant’s input to ensure the space is created with their business and its needs in mind.”

The property has ample car parking space and subject to council consent the property could suit multiple businesses.
