Landmark office tower the finest development for 2013
Precinct Properties’ ANZ Centre, the 32-storey landmark on Albert Street in Auckland is ‘standing proud’ once again, seizing top honours last night at the annual Property Council New Zealand Rider Levett Bucknall Property Industry Awards.
The complete top-to-toe refurbishment of this ‘A’ grade office tower has added considerable value for its owner and tenants. Submitted by RCP and Warren and Mahoney, this project is a very worthy recipient of the Rider Levett Bucknall Supreme Award. More than 1000 guests honoured the project team and applauded their effort at a black tie awards ceremony at the Viaduct Events Centre.
Three months of judging narrowed down to one decision – battling against 78 other finalists, the judging panel deemed the ANZ Centre to stand out above all others. The property also took out the Hays Commercial Office Property Award, defeating 11 worthy office buildings in New Zealand completed last year.
The judging panel acknowledged the project required “very detailed and innovative planning to facilitate the work being completed without disruption to the day-to-day operation of the building for the existing tenants”.
The judges were impressed with the total scope of the project, the attention to detail, commitment and cooperation of the stakeholders in the delivery of a complex and comprehensive modernisation project. “The ANZ Centre was originally completed in 1991. With the passage of time the property position as a pre-eminent commercial office address in the Auckland central business district was under serious threat.
“The renovation of the tower’s office spaces, creation of a dedicated meeting suite, new entry statement and enhanced lobby facilities has provided a cost effective solution to retain ANZ Bank as the anchor tenant on a new 15-year lease.”
Judging recognised 44 finalists – properties from the far corners of the country were lucky enough to take home an award.
Chief Judge John Dunn said finalists this year covered one of the widest geographical reaches ever. Awards were presented to properties in Kaitaia, Warkworth, Auckland, Tauranga, Whakatane, Wellington, Carterton, Porirua, Greytown, Christchurch, Timaru and Wanaka.
Eighteen finalists received an ‘Excellence’ Award, presented to properties that symbolise excellence within the property industry – including nine properties which were deemed to be outstanding and worthy of additional recognition with a ‘Best in Category’ Award. Properties with ‘something special’ received Merit Awards.
New Zealand’s most esteemed property industry awards have been running for close to two decades. The awards celebrate positive contributions to the built environment and attract submissions from the country’s finest commercial property developments.
A Practical Completion Certificate dated 28 February 2013 or earlier was required to compete in this year’s awards. Submissions go through a rigorous judging process which includes detailed review of the developments and site visits by the judging panel.
Evaluation criteria include economic and financial factors, project vision and innovation (including degree of difficulty), design and construction, owner and user satisfaction, and sustainability and efficiency of operation.
