New Mt Eden location offers buyers more

Harcourts has further increased its reach in the central suburbs of Auckland with the opening of Harcourts Mt Eden today.

Officially opening its doors to the public today, Harcourts’ Mt Eden office will be the second office for Harcourts franchise Charlton Realty. Business Owners James and Charlotte Marshall are confident their new office will be a great point of interest and resource for those wanting to get into the popular Mt Eden area.

“Mt Eden was often considered the poor cousin to other central city suburbs, but the demographic has changed quite dramatically over the past decade or so. Mt Eden offers the pace of living in the suburbs yet the convenience of being on the doorstep to the city,” says Mr Marshall.

One of four offices in the local area, Harcourts Mt Eden will be one of the most technically savvy offices in Auckland with the ability to showcase their properties to the passing traffic and pedestrians utilising the latest video technology.

With a large auction focus, Charlton Realty is proving that this is the only way to sell at the moment. From February 2011 to June 2012 90 per cent of all listings were sold by auction. When compared to other methods of sale for the same period, only 51% were sold. "Auctions provide great profile marketing for a home because it shows off its best assets in a set time-frame. When the market is tight and sale prices are far exceeding council valuations, an auction really tells us what the home is worth. If someone is willing to pay fifty, eighty or one hundred thousand over the valuation then that is what it is worth."
