A distinctive new office

Somerset believes the price point The Apex has to offer will be a major draw card for potential tenants.

According to Lance Herbst, the vision behind The Apex’s iconic design, the façade of the building was designed with environmentally sustainable initiatives in mind.
“The construction of the building was run on the fundamental greenstar principals in that all waste materials were recycled,” said Herbst.
“We sought to reduce heat gain by alternating concrete panels and façade glazing, effectively reducing the area of glass while placing less demand on the air-conditioning systems. The alternating panels of glass and concrete are set up on a rhythm that allows for fitting out into office spaces allowing a window in each office.”
“We were looking to reduce glass area for energy reasons as well addressing the common issue which modern office spaces face, where their general requirement is to support maximum computer space. The building incorporates concrete floors as well as cladding providing a high thermal mass which assists in evening out temperature spikes.”
The total site area encompasses over 2552sqm of land while the building itself accommodates two levels of space with over a 1000sqm floor plate on each level. The building comprises three main office areas however separate amenities service each floor and a common lift may be accessed via the lobby area.
Situated at the eastern end of Rosedale Road, The Apex is situated within only two minutes drive of multiple cafes, gyms, medical centre, and a post office. The property is also just minutes from the motorway interchange at Constellation Drive and Greville Road.
According to Bartley, the high standard of surrounding occupiers and buildings suggests that the area is beginning to be viewed as the ‘hub’ for business growth in the area.

The Apex is one of many successful projects in which owner/developer Northbridge Properties have completed on Auckland’s North Shore.
According to Rod Bray, Managing Director for Northbridge, the site immediately adjacent to 102 Rosedale Road has development plans in the pipeline which will be of complementary use to Apex tenants.
“Northbridge are currently working through plans for the property adjoining The Apex at 102 Rosedale Road. While we are still at the consent stage of the process, however we do have several interested parties looking to set up child care facilities or a health centre,” said Mr Bray.
Northbridge Properties is a privately owned and operated company, established in 2003 by Craig Green who maintains a solid reputation in the development business.
While office vacancy remains high on the North Shore, Bartley expects The Apex will attract businesses from other locations that are looking for new quality office product.
