A latte is never far away...

Your own world on the shores of Lake Rotoiti

Despite the feeling of being totally cocooned in your own world on the shores of Lake Rotoiti, the current owner of 1493 State Highway 30 says a caffeine fix is always within easy reach.

“You could jump into your boat and zip across the lake to get your morning latte if you really wanted to!” he laughs, but adds that Rotorua is only 20-minutes away by car making the property ideal for either permanent living or a holiday escape.

With riparian rights and a location that most people can only dream of, properties like this tend to be very tightly held, but life takes some interesting twists and turns and so it is that a new owner is sought for this desirable home.

“Opportunities like this do not come along very often,” says Beth Millard of Bayleys Rotorua who is marketing the property with Lorraine Chapman.

“It is just so peaceful here with the park-like setting, established trees and postcard views. It is rare to find such a private property with 4831 square-metres (almost half a hectare) of land and the added bonus of a double boatshed, boat ramp and jetty.”

The quintessential Kiwi summer complete with the kids versus grown-ups cricket match can all be played out here given the huge flat lawn area - and dive-bombing off the jetty is entirely optional but usually a good way to wrap up the day.

The generous four-bedroom, three-bathroom 1970’s home is architecturally-designed with seamless access to the outdoors and according to the owner, was quite visionary for the era. Whilst in tidy original condition, the home would respond well to an empathetic retro revamp or could be updated in a contemporary fashion.

“In its time, the house would have been quite special and it still has a very unique feel. It works really well as a family holiday home and just seems to attract people – we’ve had up to 14 people sleeping in the house itself and there’s plenty of room for extras when they arrive. They can take their pick – the bunkroom off the garage or a tent on the lawn!” explains the owner, an Auckland-based businessman who has enjoyed the “away-from-it-all” qualities and anonymity that such a property allows.

A room situated above the main living area - complete with its own bathroom facilities - provides flexible living options and when the invitation is extended to family and friends to visit, it is just the place to escape and take time out.

Constructed of concrete block and cedar with aluminium joinery and a concrete tile roof, leisure time will not be consumed by home maintenance. Rather, you can focus on more pleasurable past-times – like kayaking, waterskiing or honing your fishing skills.

“The trout fishing is superb around here,” says Beth Millard.

“There is a spawning tributary nearby and if the walls could talk I’m sure they’d tell us all about ‘the ones that got away’ - as well as tales of the trophy trout that have been landed not far from here.”

The property will go to auction at 1pm on Thursday 23 April, 2009 at the Sigma Room, Energy Events Centre, Government Gardens, Rotorua.
