AMP Henderson has launched a unique property investment, the AMP Property Opportunity Fund, which will target property projects and transactions delivering a return on equity of more than 20%.
The Property Opportunity Fund will invest in high-margin property investment and development opportunities, adding value through the development and restructuring of property assets. AMP Henderson’s resources and networks in the property market give it access to exceptional property opportunities that hold potential for highly attractive capital returns.
AMP Henderson’s newly established property ventures unit will identify the property development opportunities. Peter Alexander, formerly General Manager of Property for Industry Limited, will head the new unit.
‘We believe this is the first time New Zealand investors have had the chance to participate in a property investment product targeting these types of returns, backed by a manager with the expertise and strength of AMP Henderson. It’s also unique in that the investment has been designed to appeal to wholesale investors, charitable trusts and retail investors.
‘AMP Henderson already offers investors a broad range of core property investment vehicles and has developed this new investment opportunity to appeal to investors who want to participate in some of the more opportunistic property activities which target a higher return’ said Mr Alexander.
The Property Opportunity Fund differs from most conventional property investments as it is targeting capital returns rather than a yield based return. The fund will complement rather than compete with yield-focussed investments.
AMP Henderson is New Zealand’s largest property investment manager with a strong track record in delivering profitable property developments on time and within budget.
In New Zealand, AMP Henderson manages the listed AMP NZ Office Trust (ANZO), which invests in premium office buildings and Property for Industry Ltd, which invests in industrial buildings. It also manages the AMP Property Portfolio, a wholesale, unlisted property fund with a diversified portfolio.
The AMP
Property Opportunity Fund has a fixed life of five years and
management fees are structured on a profit share basis. AMP
Henderson is seeking to raise between $10 and $45 million
for the fund. The fund is open to registered superannuation
funds, wholesale clients and retail investors through their
financial advisor and will close on 25 July 2003.
