QLDC Requests Development Proposals for Lakeview Site
Queenstown Lakes District Council (QLDC) has engaged three potential private-sector development partners in a selection process for a preferred master developer to create a new mixed commercial and residential precinct at the Lakeview site.
QLDC has issued Request for Development Proposal (RFDP) documentation seeking a formal design proposal and commercial offer from each of the three participants to be evaluated against the Council’s objectives for the site.
“As we progress through this process, we remain excited by the prospect of working with a development partner to deliver an outcome that leverages the site’s enviable location and embodies the distinctive character that Queenstown is known for,” said QLDC Chief Executive Mike Theelen.
Identified by the first-phase Expression of Interest process earlier this year, the three private sector participants are:
• Ninety Four Feet, along with its consortium partners, is a Melbourne-based specialist property development, investment, and construction business. Ninety Four Feet’s development portfolio spans Australia and New Zealand, with over 30 years’ experience delivering large-scale residential, commercial, and mixed-use projects. The consortium partners include award-winning New Zealand urban designers, architects, and constructors.
• MGL is a consortium comprising alternative asset manager, HRL Morrison & Co, family office investor, Tailorspace, private wealth partnership LJ Partnership, and construction company, Southbase Construction. The consortium has appointed Warren and Mahoney as Urban Designers and lead Architects.
• MRCB is a Malaysian-based leading urban property developer with a large portfolio of successfully integrated mixed-use commercial, residential and transport oriented projects. With the establishment of MRCB International, MRCB seeks to diversify its portfolio with a particular focus towards Australia and New Zealand. Taylors, in support of MRCB, is an Urban Development Project Management and Consulting business established in Christchurch for five years.
Following evaluation of responses to select a preferred partner, QLDC also expects to finalise negotiations and execute a development agreement with that developer early in 2019.
“We look forward to engaging with these potential partners during the RFDP process and receiving their formal development proposals in 12 weeks’ time.” said Mr Theelen.
