Resource consent approved for John Andrew Park development, Warkworth
As the population of Auckland continues to increase, the once ‘distant’ outer reaches such as Wellsford and Warkworth, are increasingly becoming a target for many of New Zealand’s largest developers. As such the property market in Warkworth remains upbeat with the wider economic recovery and performance of Auckland’s property market flowing through to Rodney and Warkworth.
According to Statistics New Zealand, Auckland’s population growth is forecast to dramatically increase by 15.6% or 230,000 by 2021 and with the extended motorway plans of the national transport agency Warkworth will soon be less than a 40 minute drive from Auckland central, a daily commute destination. To accommodate for the rapid expansion of Auckland, the Rodney District Council has given resource consent for the residential subdivision to go ahead at John Andrew Park on Mckinney Drive, Warkworth.
JLL have been appointed to sell the residential development on McKinney Road, a total land area of 10.46 hectares with a 116 residential lot subdivision, located 55km north of Auckland. The standard sections range between 500 to 920sqm with an average lot size of 601sqm. Five larger lots are located on the northern perimeter of the development ranging between 1,545sqm and 1,951sqm with an average lot size of 1,837sqm.
John Binning, Director of Capital Markets for JLL who is selling the property alongside colleague Chris Harding says, “There have been local concerns surrounding the developments in Warkworth becoming Special Housing Areas (SHA) with high density terraced housing, but the market reality is the developments are more aligned larger lots with greater amenity.”
Binning continues, “With there being a shortage of suitable housing in the existing Auckland, future growth will need to be accommodated by residential subdivisions such as the one we are marketing at John Andrew Park. With resource consent approved by the Rodney District Council, building on the land is able to commence straight away.”
The property currently gains access directly off John Andrew Drive and the scheme plan indicates the road will extend to the eastern perimeter of the development adjoining a recently completed residential subdivision.
The town of Warkworth greets all direct road traffic heading north from Auckland or South from Whangarei, making it a major sub-regional centre. It is a key service centre and economic hub for the Rodney District, which is now under the jurisdiction of the Auckland council.
