Site Works Commence on Central City’s First Major Rebuild Project
Initial site works on Antony Gough’s The Terrace development on Oxford Terrace commence this week.
The $140 million development will transform the iconic site into a dynamic hub of retailers, hospitality providers,
office space, a boutique hotel and car parking. Laneways, courtyards and roofed terraces will connect the different
elements of the development. The Terrace is targeting opening its first stage in late 2014.
Site works to prepare for the build process get underway this week with more than 6,000 cubic metres of bulk fill
material being transported to The Terrace site.
Geotechnical analysis has identified some compressible site soil within 4m of the existing cleared site surface that may
affect the performance of the new buildings. The surcharge loading utilising bulk fill will compress the layer of soil
on the site, resulting in consolidated land on which to develop the foundations for the new buildings.
The crushed concrete for The Terrace site is being recycled from the demolished old Reserve Bank building in Hereford
Street. The bulk fill is expected to be on The Terrace site for 3-4 weeks. This solution is considered to be less
disruptive to the city infrastructure than digging out the soil and replacing it with aggregate.
