Milford by the sea is the latest development for Papamoa

One of the region's biggest home-builders officially launched its latest subdivision in Papamoa yesterday. Known as Milford by the sea, the Generation Developments' enterprise offers homebuyers home-and-land packages in a new subdivision at the end of Longview Drive.

The first stage of the development sees 52 sites up for sale. It's anticipated these will be sold within six months.

News of the Papamoa development follows Quotable Value's announcement last week that Tauranga is leading the way in New Zealand's housing boom with house prices rising at the fastest rate for 15 years - and councils issuing building consents at record levels.

Generation Developments director, Graham Hockly, says it's well known that Papamoa is one of the country's fastest-growing residential areas. "Papamoa's population is expected to top 30,000 within a few years," he says. "We recognised its potential long ago and, as a company, decided to invest in its future."

Hockly says Milford by the sea represents a milestone for his company. "This is the biggest development outside of Hamilton in our six-year history. And it's the first time we've had three show homes onsite." Fellow director and co-founder David Mansel says Generation Developments has an advantage over other home-builders through the acquisition of land and a proven building programme.

"At Milford by the sea, we have the opportunity to market a total of 240 sites. I'm confident we'll take this option up in full over four stages," says Mansel.

Building has already started on the three show homes onsite at Milford by the sea. Each will show the building styles homebuyers have to choose from. The materials are brick and plaster over brick. Buyers will have a choice of over 20 house designs.

The house-and-land packages are selling from $300,000. The houses are described as larger quality homes - many of them four bedroom plus family room.

Walkways and a manmade lake and bridge will be features of the new development. Road works are already underway.
