Vineyard with development potential in established wine region for sale

An established vineyard in a premier Wairarapa wine region has been placed on the market for sale.
Cottier Estate is strategically located in Dakins Road, East Taratahi, in the centre of prestigious Wairarapa wine growing region Gladstone.
This evolving viticultural area is becoming increasingly well-known in the industry for the high-quality, award-winning vintages it produces.
Situated 10 minutes from Caterton and Masterton, Gladstone features a number of established and well-known vineyards. Located in the heart of this wine region is Cottier Estate vineyard, which produces pinot noir and chardonnay.
The 13.7-hectare property, comprising of the land and associated winery buildings, and an award-winning homestead have been placed on the market with Bayleys Wairarapa salesperson Lindsay Watts. It is for sale by negotiation, with offers invited by November 27. The property has a ratable valuation of $2.07 million.
Masterton’s wine industry and tourism in the wider Wairarapa region is continuing to flourish.
Cottier Estate presented an opportunity for a new owner to benefit from this growing market, with a number of options for developing the business, said Mr Watts.
“Wairarapa is a recognised boutique food producer and wine tourism destination, which is central to the Classic New Zealand Wine Trial and a number of other annual events, such as the Wairarapa Wines Harvest Festival and Toast Martinborough. The popularity of these and a number of other events is bringing increasing visitor numbers to the area.”

The property presents an opportunity for a new owner to take over the existing established business, and also offers several options for development including taking over the grape growing side of the business, creating capacity for wine production on-site, and running the homestead as a B & B.
“The vineyard operation is currently outsourced. A new owner could continue the business in this way, with the income stream it provides or take over the grape growing side of the property themselves,” said Mr Watts.
The property comprises of 13.7 hectares, of which 9.5 hectares is planted in pinot noir and chardonnay grapes, all of which are established and fully trellised.
The land is largely flat with a gentle sloping contour in parts, and relevant soils are Takapau stony loam, which is free-draining. Boundaries are well fenced.
A trickle irrigation system from a bore and two 25,000 litre water tanks are used for plant irrigation.
Three automatic frost protection windmills are also on-site.
Vineyard buildings comprise of a 13 sqm pump house containing the filtration system for the bore, an 18 sqm tractor shed, a 13 sqm garden shed, a 110 sqm implement shed featuring a barn, area for breaks, toilet, workshop and tractor implement storage, and three containers for general vineyard storage.
The property also has a four-bedroom homestead, which was a regional winner in the House of the Year competition and won a Master Builders Gold Award for Excellence. Outside, the home has extensive gardens, featuring lawns, a wide variety of trees and shrubs and an established orchard.
The property does not have a winery so wine is currently made on a neighbouring property.
However, developing capacity to do so on-site was a development option for the future, said Mr Watts.
“Alternatively, there is potential for the property to be utilised as a B & B operation to cater for visitors to the region, particularly for high profile events such as the Wines Harvest Festival and Taste.
“This property is a rare find and is one of the finest homes I have been in. It is a privilege to bring this property to the market place.”
