Triple investment property combines business opportunities with rural lifestyle
A highly successful multi-purpose hospitality and commercial accommodation business being run as a “hobby” by its
current owners has been placed on the market for sale.
The Dairy Flat property north of Auckland combines two business operations with a home on a 4.7 hectare lifestyle
section, offering potential new owners the best of both professional and lifestyle worlds.
Located at 48 Young Access in the rural community 25 minutes north of Auckland, the property encompasses a boutique bed
and breakfast business with a private residence, a purpose-built glass house function pavilion and a smaller dwelling
used as commercial accommodation.
The property and associated business are being marketed for sale by Bayleys Orewa salespeople Karen Asquith and Graeme
Mann. It is being auctioned on February 26.
Ms Asquith said the property combined country lifestyle with multiple hospitality and food and beverage business
opportunities – as well as potential subdivision for lifestyle blocks.
“This is an exiting opportunity for a potential new owner to walk in and continue the existing home and businesses as
they are or to consider developing the existing operations.
“Marketing for both the function venue and the bed and breakfast accommodation has largely been word of mouth as they
have been hobby businesses for the current owners. But with a professional approach they could become full time
operations, comprising two revenue streams,” said Ms Asquith.
Pine Valley Bed and Breakfast is a 100-year-old villa surrounded by private grounds bordered by bush. The converted
villa has six bedrooms, four of which are guest bedrooms. It also has a formal lounge with open fire and a large bay
window, informal lounge and dining area, spacious kitchen and a deck. Guests are served a selection of organic Kiwi
breakfasts.
Room rates per night range from $155 for the smallest room, to $265 for the king suite.
Accommodation in the separate cottage is $295 per night for a bed and breakfast stay or $245 per night for a vacation
rental. Last year the bed and breakfast business generated $40,000 worth of revenue from bookings.
A hall way leads one way to the private semi self-contained owners’ suite. The master bedroom has a wood burner and
shares a bathroom with the other bedroom in the wing.
There is an additional bedroom with ensuite on the ground floor. Since 2010 the villa has been completely solar-powered.
Functions are also held at the unlicensed property, with the gardens large enough for medium-sized weddings and open-air
events. A 100 sqm purpose-built glass house and patio is booked for an average of 15 events a year, with additional food
classes held on site since the addition of an outdoor kitchen and pizza oven by the owners.
