Dominion Develop & Lease Major Warehouse Facility

DOMINION DEVELOP AND LEASE MAJOR WAREHOUSE FACILITY TO DHL AT AIRPARK BUSINESS CENTRE
International Logistics company DHL Danzas Air and Ocean NZ Ltd has entered into a long-term lease with Dominion Funds for a major new design built facility at Airpark Business Centre, Mangere, with a floor area equivalent to almost two rugby fields.
DHL Danzas Air & Ocean Ltd Managing Director, Mr Brian Broom says “Dominion Funds’ proposal was selected after an extensive process of some 12 months. The new distribution centre has been designed to cater for DHL Danzas’s existing business requirements with the flexibility to expand with our business growth.”
Paul Duffy, CEO of Dominion Funds says he is delighted with the project and with construction now underway, the true dimensions of the warehouse, some 190 metres long by 60 metres wide, can be truly appreciated.
“This makes it the size of almost two rugby fields placed end on end with great exposure to George Bolt Memorial Drive, the main thoroughfare to Auckland International Airport.”
The 120,000 sq ft warehouse has a stud height of 10.9 metres to the underside of the portal knee, which provides the volume demanded by modern day operators.
Another feature of the building is a specially designed post-tensioned concrete floor to eliminate the risk of floor failure. The warehouse floor is the real working area of any distribution warehouse and any floor failure is very costly and difficult to remedy, Says Mr Duffy.
The new warehouse has a 10 metre wide canopy of 1,527m2 and the ability for B-train trucks to drive around the building without the need for on-site turning. A small office component of 500m2 will house the DHL administration team.
Mr Broom says that the Auckland based Williams Architects Limited designed building will have full height pre-cast concrete wall panels and concreted yard surfaces to minimise maintenance and provide the required security for stored goods. “The attention to detail in the design and specification of this project is indicative of Dominion Funds’ long-term ownership strategy”, said Mr Broom.
The long-term lease to DHL will provide an annual rental in excess of $1 million pa and the completed development will be retained for ownership by Dominion Foundation Property Fund Ltd and managed by Dominion Funds’ Asset Management team.
Of the four hectares of land purchased by Dominion at Airpark last year, two hectares will be used for the Danzas development, with the remaining two hectares available for further development.
With the rapid expansion of DHL’s business, it is likely that planning for additional expansion space will be needed before completion of the new facility.
