Outstanding Buyer Response to “Farming Hotspot”
Two newly listed outstanding Northern Waikato dairy farms have generated strong early buyer interest nationwide, according to Harcourts Morrinsville Business Owner, Kevin Deane.
Mr Deane said as well as being very high quality farms, being based between Hamilton and Auckland meant they were in “a real New Zealand farming hotspot.” An increasing trend identified by his office had seen farmers from South and North Auckland selling up farms which had lifestyle or other development potential for “exceptional prices” to invest in larger farms in nearby Waikato.
Mr Deane noted with ongoing demand for high quality rural properties in the area continuing to exceed supply, initial buyer response to the marketing including website hits was well on track with expectations. He added that while there was strong rural interest “right across the market in the Waikato, we are seeing some amazing prices being paid for dairy in particular.”
The 227.5 hectare flat property on Kneebone Road was being run as two separate units with two cowsheds. In six titles, it offered a range of options for buyers. Mr Deane said to have flat land of such a large scale in the area was quite unique, as well as a herd of 660 cows where the Waikato average was 270 cows. The farm had recently undergone an extensive drainage, regrassing, and fencing programme, with farm advisers projecting a substantial increase in production to come. The property is being offered for sale by Tender, which closes 12 noon, 9 December 2004.
The 121 hectare flat property on Furniss Road has been in the same family for over 50 years and was renowned locally as an exceptionally well presented and well run property with 330 dairy cows. Mr Deane said “all but two hectares is dead flat” and included extensive plantings, high quality races, and “beautiful grounds in the homestead”. He added, “It’s a very well tendered farm reflecting the pride of long ownership with not a blade of grass out of place.” The property is being offered for sale by Tender, which closes 12 noon, 10 December 2004.
Harcourts National Rural Manager, Kim Shannon, confirmed that while nationwide the rural sector continued to show ongoing buyer confidence, “the buoyant greater Auckland market was certainly providing strong buyers for Waikato property.”
